COMPLEX PROPERTY PORTFOLIO WHAT TO SELL, WHAT TO HOLD? 

Background:

As part of a deceased Estate, our client was left with a varied, and complex, property portfolio that had originally been assembled by her husband. These ranged from commercial and residential investments to rural land.

 

Problem:

Management of these properties, especially maintenance, tenancy matters, land tax and falling overall yield, was becoming a burden for the client.

 

Given the client’s own stage of life, she wanted to simplify her life, to ensure her own cash flow, and to consider her own estate planning.

Solution:

G&J took time to meet with the client and her accountant, as well as her financial planner and solicitor, to best understand her needs and desired outcomes.

A detailed analysis was then conducted of all properties, taking into account current leases, potential net yield and future potential.

 

G&J then proceeded with recommendations on which properties to hold and which to sell.

 

Maintenance programs were arranged by G&J for those properties that were to be held.

 

With respect to the properties to be sold, G&J interviewed agents and provided marketing recommendations.

 

The client agreed with our recommendations and instructed us to immediately engage agents and manage the various campaigns.

 

Outcome:

The selected properties were each successfully sold, thereby simplifying management and freeing capital for the client to pursue other opportunities.
